We offer a complete service of property management for landlords so you dont´have to deal with the process of advertising,  finding tenants, tenant referencing, agency fees, rent collection, inspections, maintenance management, minor repairs, routine maintenance and periodical cleaning among other items letting agents usually charge.

One of our key customer segments is relocation of middle management professionals that come to the UK as intercompany transfers from abroad.

How we manage your property?

We are a corporate let operator with a different approach to manage your property. We are landlords that have all the systems in place that allow us to manage successfully our own properties. The systems and procedures we have provide us spare capacity to look after other landlord’s properties in certain areas in Liverpool.

We will look after your property as if it would be one of ours. We offer a complete service of property management for landlords, we are able to manage properties if owners do not want to be involved with tenants and maintenance or we can help them to find, convert and then manage their properties.

We offer 24/7 assistance for any emergency in your property.

How does it work?

We will enter with you in a one-year management guaranteed rent contract with a break clause in the sisxth month where we are responsible for:

• Management of your property
• Furniture inventory of your property.
• Furnish
• Initial deep clean
• Small repairs (it excludes, boiler and heating spare parts and major events such as leaking, electricity problems, plumbing issues, etc )
• Boiler and central heating inspection labour.
• Light maintenance
• Finder tenant: advertising and selecting the correct tenant.
• Tenant referencing
• Legal documents: AST contract, house rules, we will manage their deposits using a Deposit Protection Scheme (DPS) and all other required formalities. AST contracts will be for a minimum of six months or sometimes shorter due to relocation constraints.
• Tenant check in and out
• Cleaning every two weeks
• Disinfection and full carpet clean between tenant changes.
• Keep the interior of the property and the fixtures, fittings and furniture in the same decorative order and condition.
• In the unfortunate event of a tenant default, we will recover all arrears; appoint legal advisers and bailiffs to guarantee your rent. 
• Provide every six months a detailed inspection report of the property.

Note: Bills, internet and council tax are manage by the property owner. 
 
We do not normally call landlords when minor repairs or small issues that we can resolve with our team occur, of course, unless a particular landlord wants to be informed beforehand. Nonetheless, we provide reports with pictures any light repair jobs done to the landlords.

You will receive monthly statement of your tenants with the net balance in your account.
